Drawing the Scope Line on a Strata Property
The argument on a strata site is almost never about the middle of the parking area. It is about the edges. Which walkways are common property and which belong to a unit, whether the ramp down to the parkade is in scope or excluded, who owns the strip between the property line and the city sidewalk, and whether limited common property parking gets the same treatment as visitor stalls. Those questions are cheap to answer standing on the site in October with the manager or a council member, and expensive to argue about after an incident. We walk the boundary first and write the scope to it, so nobody is interpreting a contract at five in the morning.
Strata traffic also behaves differently from retail. A visitor lot is quiet overnight and then residents come out to their vehicles more or less at once, so the useful completion time is set by the earliest commuters rather than by a store opening. Ramped parkade entries glaze over before the flat surface beside them and need treating first. Interior walkways between buildings are hand work, and they are the surfaces a resident is actually standing on when something goes wrong, so they run ahead of the drive lanes.
Council gets the record. Every visit through the season is logged against the address with the date, the time, and what was applied, and that log goes to the council or the managing agent rather than staying with us. If a claim ever comes out of a common walkway, that document is what the strata's insurer will ask for.
