A commercial lot that is not cleared is a lot nobody can use. Tenants call the property manager, deliveries back up, and the stalls you are paid for sit under snow. We plow to an agreed trigger depth, push to stack locations that were chosen before the season, and salt behind the blade so the scraped surface does not glaze.

The Difference

Why Property Managers Choose Elite Snow Removal and Salting Services for Commercial Snow Removal

Commercial Work Only

Lots, aisles, loading zones and access roads. We are not stopping at driveways on the way to your site.

Stacking Planned in Advance

Where snow goes is decided before the first event, so piles do not block sightlines, fire lanes, drains or the stalls your tenants need.

Salt Behind the Blade

A plowed surface still refreezes. Treatment follows the clearing, because bare wet pavement at minus two is its own hazard.

Watch For These

Signs You Need Commercial Snow Removal

  • Piles from the last event blocking stalls, drains or a fire lane
  • Delivery trucks unable to reach a loading dock
  • An access road or ramp too slick for vehicles to climb
  • Your current contractor did not show for the last event

Any of these on your site? Call (604) 800-9612 or request a quote.

Commercial Snow Removal: What a Property Manager Should Know

Stacking, Sightlines, and the Damage a Blade Can Do

Most of the skill in plowing a commercial lot is deciding where the snow ends up. A pile in the wrong corner costs an owner parking for the rest of the season, blocks the view at an exit onto a busy road, or sits on top of the catch basin so the next thaw ponds instead of draining. Meltwater running off a large pile is a hazard in its own right, because it crosses pavement and then freezes overnight, which turns the storage solution into the ice problem. On a large industrial yard there is usually room to work with. On a tight urban lot there frequently is not, and the honest answer is that the snow has to leave the site rather than be relocated inside it.

The other half is not damaging the property. Curb stops, bollards, sign bases, landscape edging, and drainage grates all vanish under accumulation, and a blade that finds them costs the owner more than the plow visit was worth. Sites we hold get their obstacles noted and, where it helps, marked before the season. Loading dock aprons and ramped parkade entrances need particular care, because a ramp is a surface a machine can lose grip on just as easily as a delivery truck can.

When a lot reaches its storage limit, hauling is the answer: snow is loaded and taken off the property to an approved disposal site, which restores stall count, clears sightlines, and removes the meltwater source. That gets planned rather than improvised. During the pre-season walk we flag which properties have enough room to get through a normal winter and which will need a haul after the second or third event, so an owner is budgeting for it in advance instead of hearing about it at eleven at night.

Commercial Snow Removal: Frequently Asked Questions

What kinds of properties do you plow?

Commercial only: strip plazas, grocery-anchored centres, strata and condo complexes, industrial and warehouse parks, medical and dental buildings, dealerships, churches and schools.

Do you take residential driveways?

No. Residential work pulls equipment away from commercial sites during the few hours that matter most, so we do not take it.

What accumulation triggers a plow?

Whatever depth we agree to in your contract. Two inches is a common trigger, but a dealership lot and a warehouse yard often want different numbers.

Where does the snow get piled?

At stack points we choose with you before the season, away from sightlines, hydrants, fire lanes and drains. In tight lots that conversation happens early.

Do you clear sidewalks too?

Yes, when it is in scope. Walkways and entries are where most slip claims start, so we recommend including them.
