The walk is where the actual work happens: we look at the pavement, the grades, the drainage, the sidewalk runs, the entrances, and where snow can physically be put once it comes off the lot.

What comes back is a written scope. Surfaces listed individually, the order they get serviced in and why, the conditions that trigger a visit for plowing and separately for de-icing, the snow storage plan, the rate and the per-visit minimum. If you already hold a contract, put it beside ours and compare clause for clause. That comparison is usually more persuasive than anything we could say about ourselves.

There is no counter to walk into. Our equipment lives where equipment lives and our work happens on your property, which is how it should be for this trade. We cover Metro Vancouver and the surrounding Lower Mainland, and coverage is a function of route density rather than kilometres. A property that sits near a run we already service is straightforward. One that sits well off every run may not be, and we will tell you that rather than sign it and hope.

When to Reach Out

Earlier than most people do. Scopes written in September and October get a proper walk in daylight on dry pavement, and there is time to sort out details like where snow can be stacked without losing stalls. Calls that come in during the first cold snap get triaged against sites already under contract, and the honest answer is often that we cannot take a new property mid-event.

That said, it is worth calling any time if your current arrangement is not working. Mid-season contractor changes happen, usually after a morning where the lot was untreated at opening, and we can sometimes fit a property in if it sits near an existing route. What Property Managers Call Us About

Most calls fall into a few shapes. A new property has come into a portfolio and needs a contractor before winter. An existing contract is up and the manager wants a second scope to compare. Something went wrong last season, usually a lot that sat untreated on an icy morning or an invoice for visits nobody could verify. Or a claim has surfaced and somebody has discovered there are no service records at all.

That last one is the call worth making earliest, because there is nothing to be done retroactively. A record either exists or it does not. Going forward we can fix it in a single season, but the winter behind you is closed.

Ask Us to Read Your Current Contract

Send the agreement you have along with the address. We will read it and tell you what it covers, what it leaves out, and whether the de-icing clause will actually trigger on the mornings this region produces. There is no charge for that and no obligation attached to it. Sometimes the answer is that your existing contract is fine, in which case you have saved yourself a switch and we have spent an hour reading a PDF.

If it is not fine, you will at least know exactly which clause is the problem, which is a useful thing to hold whether you contract with us or renegotiate with whoever you have.

How fast can you get out to look at a property?

Site walks are usually booked within a few days outside the season. Once winter is running they take longer, so earlier in the fall is better if you want a scope in place before the first freeze.

What should I have ready?

The property address and, if you have one, the current contract. Lot dimensions and sidewalk footage help but are not required, since we measure on the walk.

What areas do you cover?

Metro Vancouver and the surrounding Lower Mainland. Route density matters more than distance, so give us the address and we will tell you plainly whether we can service it well.

Do you take calls outside business hours?

Open 24 hours, 7 days. Ice does not keep office hours, so neither does the line.

Do you quote over the phone?

No. Pricing a commercial lot from a phone call produces a number that changes once someone sees the site, and that helps nobody. We walk it first.
