De-Icing Carries the Season Here

A snow contract written for Calgary does not fit the Lower Mainland. Up there the season is one long freeze and the job is moving volume. Here the temperature crosses zero over and over, often twice in a day, and the hazard that keeps returning is a thin, hard film on pavement that was wet at dusk. That is a chemistry problem, not a plowing problem, and it bills far more often than the plow does.

So the services below are not weighted the way a prairie contractor would weight them. De-icing gets its own scope, its own trigger conditions and its own record. Plowing sits alongside it and runs when there is something to push. On the sites that see genuine accumulation, usually the higher ground east of the city, both run hard in the same week.

What We Do

Salting and De-Icing. Ice management for commercial lots, walkways and loading areas. In this climate the ice mornings outnumber the snowfalls, and ice is what generates the claims.

Commercial Snow Removal. Plowing and clearing for parking lots, drive aisles and loading zones. Commercial properties only, on a defined trigger depth.

Strata and Condo Contracts. Snow and ice service for strata and condo complexes: visitor parking, underground ramps, common walkways and entries, on one contract the property manager can hand to council.

Seasonal and Per-Visit Contracts. Seasonal coverage for a fixed price, or per-visit billing on a defined trigger. Which one fits depends on your budget and how much variance you can absorb.

Site Inspections and Snow Plans. A pre-season walk of the property that produces a written snow response plan: trigger depths, priority surfaces, stack locations and marked obstacles.

What a Scope Includes

What You Get on Every Site

Every property gets a written scope before the season starts, and it is specific to that lot. Which surfaces are serviced and in what order. What triggers a visit, stated in conditions rather than in vague language about significant snowfall. Where snow gets stacked, which is a real constraint on a tight urban lot where the wrong pile blocks a fire lane or drains straight back across the entrance when it melts. What rate applies, and what the per-visit minimum is.

Then every visit produces a record: date, time, areas serviced and product applied. That log is not filler. It is the single document that answers the question an insurer or a plaintiff's lawyer asks after a fall, and most properties discover they do not have one at the worst possible moment.

How Sites Get Prioritized

Not every property on a route needs the same treatment at the same hour, and pretending otherwise is how sites get missed. A medical building opening at seven with elderly patients arriving on foot is a different job than a warehouse yard where the first truck rolls at ten. We set the order by opening time and by who walks the site, and that order goes in the document so nobody is guessing at four in the morning.

The same logic drives what gets treated. Drive aisles matter, but people fall on the walk between the stall and the door, on the ramp, on the stair landing, and in the strip of sidewalk the city technically owns and the property is still expected to keep passable. Those surfaces get named individually rather than being folded into an all areas line that means nothing when it is being read back in a deposition.

Can I contract salting without plowing?

Yes, and for a lot of the Lower Mainland properties that is the sensible package. Sites that ice over most winters but rarely see a plowable snowfall get a de-icing scope and a plow clause that only triggers when there is something to push.

Do you handle sidewalks as well as the lot?

Yes. Sidewalks, entry approaches, stair landings and the walk from the accessible stalls are named in the scope. That is where people actually fall, and it is the part thin contracts leave out.

What areas do you cover?

We cover Metro Vancouver and the surrounding Lower Mainland. Service patterns differ across the region because snowfall does: higher-elevation municipalities get real accumulation while the flats mostly get ice.
