Snow service on a commercial site is arranged before the season, not negotiated during an event. It starts with a walk of the property alongside whoever carries responsibility for it. We record the surfaces that have to stay open and the order they matter in, which is normally entries, crosswalks, and the transitions from lot up onto sidewalk first, then drive lanes, then overflow parking. We mark where snow can be stacked without eating stalls, blocking a sightline at an exit, or damming the drainage, and we note the obstacles a machine has to miss after dark: curb stops, bollards, landscape beds, catch basins, and anything low enough to disappear under a few centimetres.

Then the agreement fixes the triggers. Plowing is tied to an accumulation depth agreed in writing, and a long event can mean more than one pass so the lot is not buried again by the time it stops. De-icing runs on its own trigger, off surface condition and temperature rather than off whether anything fell. Service runs 24 hours a day, seven days a week through the season, which matters because failures on commercial property almost never happen at a convenient hour. They happen between four and seven in the morning, before anyone from the building has arrived to see it.

The reason to hold a contract rather than call per storm is what happens after an incident. A slip-and-fall on an untreated surface lands on the property owner, and an adjuster's question is not whether it was icy, it is what the owner did about a condition they should reasonably have anticipated. A written trigger plus a dated, timed log of every visit answers that. A phone history of ad hoc calls does not. Conditions on site that keep generating ice, a downspout discharging across a walkway or a low spot that never drains, get reported to the owner in writing, because a known condition that was flagged and one that was ignored are very different things in a claim.
