Snow Is Not Spread Evenly Across Metro Vancouver and the surrounding Lower Mainland
Drive east and uphill from downtown and the winter changes. Coquitlam and Port Coquitlam sit where elevation and cold outflow air meet, and they hold snow that never sticks closer to the water. Burnaby, especially up the mountain, does the same. Surrey and Langley catch a moderate share. Vancouver, Richmond and Delta can go a whole season without an event worth a plow blade, and still ice over a dozen mornings.
That matters when you manage a portfolio. Buying one service package for sites spread across the region means either paying plow readiness for a Richmond lot that will never use it, or under-scoping a Coquitlam property that needs it three times in a week. We price and scope by location, because the weather does too.
Municipalities We Service
Coquitlam, BC (Metro Vancouver). Coquitlam climbs from the flats at Burquitlam to Westwood Plateau and the lower slopes of Burke Mountain, and the top of that grade behaves nothing like the bottom in a storm.
Port Coquitlam, BC (Metro Vancouver). Port Coquitlam is flat river ground at the confluence of the Pitt and the Fraser, cut through the middle by a working rail yard.
Burnaby, BC (Metro Vancouver). Burnaby holds the sharpest elevation split of any city in the region.
Surrey, BC (Metro Vancouver). Surrey covers 316.11 km2 and runs from sea level to 134 m, with more commercial and industrial square footage than anywhere else we work.

How Coverage Works
Routes Are Built by Geography, Not by Postal Code
A snow route is a sequence, and every site on it inherits the time cost of the ones ahead. That is why a contractor who takes work scattered across the whole Lower Mainland ends up servicing somebody last at nine in the morning, long after the property needed it. We grow route by route, adding sites that sit near ones we already run, which is the only way the opening-time commitments in a scope stay real.
It also means the honest answer to a coverage question is sometimes no, or not this season. A single isolated property forty minutes off any existing route cannot be serviced properly on an icy morning when everything is urgent at once, and taking it on would mean failing it or failing the sites around it. We would rather say that up front than write a contract we cannot keep.
The Property Types We Work
Our book is strip plazas and grocery-anchored centres, strata and condo complexes, industrial and warehouse parks, medical and dental buildings, auto dealerships, and schools and churches. Different exposure profiles, same underlying problem: pedestrians crossing pavement that was wet last night, and an owner carrying the liability if one of them goes down.
Retail and medical sites carry the heaviest foot traffic per square metre and the highest proportion of people who cannot catch themselves, which puts entrance approaches and accessible-stall routes at the top of the priority list. Strata complexes bring the added wrinkle of residents out at every hour, so the window where a surface can be left untreated is narrower than a nine-to-five office park's. Industrial yards flip the concern toward trailer traffic, dock aprons and grades where a loaded truck can slide. The scope changes accordingly, and none of it works from a template.
Getting Your Property Assessed
Whatever municipality you are in, the process is the same. We walk the property, note the surfaces, the grades, the drainage, where snow can go and where it cannot, and what time the site has to be usable. What areas do you cover?

Does my location change the price?
Route position matters more than distance. A site that sits alongside others we already service prices better than an isolated one, because the truck is passing it anyway.
Why do you service some municipalities differently?
Because the snow is not the same. Coquitlam, Port Coquitlam and Burnaby hold real accumulation. Surrey and Langley land in between. Vancouver, Richmond and Delta ice over repeatedly and rarely need a plow.
My property isn't in a listed area. Can you still service it?
